Give everyone the same reference package
Record the drawing revisions, brief and specifications provided for pricing. If one contractor received a later layout or a different finish selection, note the difference before comparing their numbers. Include a list of open questions and ask how each estimate treats them. The goal is not to force identical methods; it is to make the basis of each response visible enough for the owner and their professional advisers to evaluate.
Compare inclusions before rates
Create a table of work items and mark whether each response includes, excludes or provisionally allows for them. Separate material supply from installation and note preparation, removal or other related work where relevant. A low surface rate may omit tasks covered by another contractor's figure. Request clarification on ambiguous items rather than assigning your own interpretation to a short line in an estimate.
Reconcile quantities and assumptions
Where quantities are provided, compare their measurement boundaries and deduction methods. Gross wall area and an opening-deducted finish quantity can both be understandable measures, but they are not directly interchangeable. Check product assumptions and provisional selections as well. Keep the comparison focused on the stated scope and avoid treating an early concept schedule as an authoritative correction to a contractor's detailed measurement.
Document the remaining differences
